HELPING TENANTS TO LOOK FOR LONG TERM ACCOMMODATION IN SINGAPORE
The Information below is a guide to assist tenants who are looking for HDB/Condo Long Term Accommodation for their stay in Singapore.
General Current Rental Market Prices ( Subject to change like weather )
HDB 1 +1 between S$1,000 to S$1,200 per month (Rare, Unauthorised for Low Income families) HDB 2 +1 between S$1,400 to S$1,800 per month (If unfurnished, it may be as low as S$1,200) HDB 3 +1 (4 Room type) / (5 Room type) between S$1,800 to S$2,000 per month HDB EA or EM Executive Apartments/Mansionette S$2,000 onwards HUDC (Old Large Flat Housing formerly for government officials now converted into Apartments) S$2,000 onwards
Apartments/Condo about S$2,100 and above. Now in Early July 2009 rental market is about S$2,100.
Rental rates depend on many factors, such as location, furnished, partly furnished, near MRT, authorized, unauthorised and others. Generally places in Woodlands, Marsiling, Yishun and Bukit Panjang may be a little cheaper.
Authorised HDB Flat - usually this is price higher than the unauthorised as there is some form of other expenses incurred monthly by the Landlords and the Landlords must be physically living and working abroad. These are definitely fewer than expected and are in great demand by many expatriates in Singapore. There is definitely not enough to meet the growing demands by expatriates in Singapore. The chances of one getting an Authorised Whole Unit HDB Flat are slim.
Unauthorised HDB Flat - are common and easily available but definitely cheaper as compared to authorised HDB Flat as they avoid paying the necessary monthly taxes from the Rental Income collected from Tenants to HDB.
The Famous or Infamous Local Version of "The Locked Room" which may be Authorised by HDB but the Landlord must physically occupy "The Locked Room" but usually they do not as they want to get a higher rent from Tenants for privacy. If possible, one should try to avoid such tenancy but due to limited supply of Authorised HDB Flats for RENT one usually succumbs to such tenancy.
What this "Locked Room" means is that you get the Master Room or any other Room plus the hall space at a much higher Rental Rate as compared to common or master room rental but Rental Rate appear quite close to taking the Whole Unit by yourself.
The Landlord must physically resides in the Locked Room but due to privacy reasons and getting a higher rental as a result of these they are prepared not to reside in the Locked Room.
Misleading and Wrongly Used Words Master Bedroom with Attached Toilet in Condo/Apartments or HDB wrongly called as Studio Apartments. Surely, there is No privacy.
Common Bedroom With Shared Toilet/Kitchen/Washing Machine in Condo/Apartments or HDB wrongly called as Apartment/Hotel Alternatives or Studios and there are many versions of many types of these. Just Beware and Be Alert.

Standard Agency Fees / Commission which Tenants have to bear.
A 1 Year HDB Tenancy or Less - 1/2 month Agency Fee A 2 Years HDB Tenancy - 1 month Agency Fee
Avoid unreliable Agents and Check ownership of HDB Units first (Documents to prove ownership of Unit such as property tax and others) before releasing deposit and or rental to them.
Please DO NOT sign any Commission or Legal Documents without even reading through it. If in doubt, consult a friend or ask your Human Resources/Admin/Senior Staff about it.
REMEMBER to start with a lower budget than what you can afford then if you find the rental reasonable and you view an apartment you really like it then you can slowly increase the amount for rental.

One fairly good value apartment is along Flora Drive known as Carissa Park where one can get a 2 Bedrooms + 1 Living Room for about S$1800 per month. It is a few bus stops from Tampines Metro (which is known in Singapore as MRT) http://www.streetdirectory.com/asia_travel/travel/travel_id_1199/travel_site_79911/
You may be able to get condo at Bayshore Park at about S$2100/- to S$2500/- or less per month and also Astoria Park beside Kembangan Metro or some condo further behind such as Astor/Grosvenor View? at about the same price or less. http://www.streetdirectory.com is a good website to find the location of the property.. It is best to conclude while you are here instead of overseas.

An expat at home in the heartlands By
iProperty.com Singapore – October 19th, 2010
(Sengkang Sculpture Park.
Image courtesy of Singapore Tourism Board) One expatriate tells the
story of how he ended up living — and thriving — in the suburban
heartlands of Singapore. By Peter Breitkreutz Moving to Singapore I’m not unaccustomed to
living abroad. I lived and worked in Shanghai previously – where I met my
wife, who hails from there – and so moving to Singapore was not really a
culture shock. I was living almost as a local abroad. We had decided that
relocating to Singapore was going to be for the long term. From the start, we
definitely didn’t want to do what is often the standard “expat” thing and
isolate ourselves from the local community by staying in foreigner-friendly
haunts, surrounded by people similar to ourselves. It was our goal to
integrate completely into our new country and I guess, at first, we half
succeeded in this goal. I say
“half succeeded”, because, although we were living in the heartlands
– in a three-bedroom rental condominium at Woodsvale in Woodlands
– and spent much of our spare time integrating and participating
locally, we still felt somewhat shut off. Making a Change After our first child was
born, we applied (after much deliberation) and were approved for Permanent
Resident status. This opened the door to purchasing a resale
HDB apartment. We managed to secure a five-room flat in Fernvale in
Sengkang West. It was ideal for us and matched, almost identically, the quite
stringent expectations we had set for our home. Many of my colleagues have
trouble reconciling our “heartland” lifestyle in their minds. I know of more
than one Australian who has been living in Singapore for more than five
years, and still does not even know where Ang Mo Kio is! Even some
local friends show surprise when we talk about our home – an “ang moh”
living in a HDB estate!
(Peter at a block party
with Dr Lam Pin – MP for AMK GRC and Advisor to SengKang West GROs) Happy at Home We have now been living
here happily for more than a year (and have just last week had our second
baby born in Singapore) that I almost feel that we wasted our early
years living in Singapore by not having taken this step sooner. Our actual flat is much
nicer than the previous condo we were living in at Woodsvale. It is what is
referred to as a “point block” and has a condo-style layout. Each floor has
elevator access, and there are only four apartments on each of the
twenty-four floors. The interior has a very large living space and the
hallway opens onto the bedrooms. What’s more, ours has recently been
renovated in a “Zen style”, and includes a built-in bar! I can say, without
hesitation, that my family and I have been completely welcomed with open,
kind arms and hearts into our community. All of our neighbours are wonderful,
and I make it a point to take the time out to talk with and befriend anyone
in the community. We attend block parties organized by the Residents’
Committee and love mixing it with our new mates at the local kopitiam.
Whether it’s time to ward off hungry ghosts or to enjoy the Mid-Autumn
festival, we feel right at home. I cannot recommend this
avenue highly enough. Get local, live in the heartlands and break down the
barriers – you will not regret it. In fact, I’m sure it will make living in
Singapore an even more rewarding experience. Read
